What is it about your work in real estate that inspires you?

I am fascinated by the complexity of my tasks and the opportunity to liaise closely with a wide range of specialist departments within the real estate industry. I work hand in hand with asset managers, transaction managers and the construction department to optimise implementation of the real estate strategy. Flat hierarchies and direct contact with my colleagues mean that I benefit from a constant exchange of knowledge and experience. This interdisciplinary collaboration helps us take well-informed decisions and improve the performance of our portfolios on an ongoing basis.

Which topics / projects are you particularly interested in at the moment?

The interest rate cuts made by the Swiss National Bank have triggered a noticeable upturn in the market, particularly in the transaction segment. At the same time, political and regulatory developments, such as Basel III and rising ESG requirements, are affecting the industry. As a portfolio management team, we thoroughly analyse these current dynamics to identify investment opportunities that offer a balanced risk-return profile for our investors.

If you could choose any property to invest in, what would it be?

My focus would be on residential properties in B or C locations, or medium-sized centres with excellent public transport connections. This type of location benefits from demographic trends and the influx of people into Switzerland. Combined with a limited supply of housing, a growing population ensures stable rental income and upside potential.

In my opinion, the general scepticism towards office properties is unjustified. High-quality office space in central locations will retain its appeal as companies increasingly prioritise quality, flexibility and an attractive working environment. Peripheral office locations, on the other hand, are still struggling with high vacancy rates. However, with more and more people returning to the office, these markets are also likely to stabilise in the long term.

What distinguishes the real estate portfolios of the Avadis Investment Foundation?

They offer a high level of diversification, with investments spread throughout most of the cantons. Holding our properties on a long-term basis has created significant development potential, which we actively exploit. Combined with energy-efficient refurbishments, we are contributing to sustainability while creating more living space for the population.

We secure healthy portfolio growth through strategic acquisitions and non-cash contributions. Our outperformance of the KGAST benchmark in the past financial years is a testament to our success. This drives our efforts to continue securing sustainable and high-yield real estate investments for our investors in the years to come.
